What is IDX?
IDX (Internet Data Exchange) is the agreement + technology that lets you show all the MLS's active listings on your own website — not just your listings. It's how an independent agent's site can offer the same home search as the big portals, while keeping the visitor (and the lead) on your brand.
How does it sync?
Your MLS publishes a data feed (RETS, or the modern RESO Web API). An IDX platform connects to it and pulls updates on a schedule — often every 15 minutes. New listings, price changes, photos, and status flips (pending/sold) appear on your site automatically. Nothing is entered by hand.
IDX vs. MLS — the difference
The MLS is the shared database agents use behind the scenes. IDX is the public-facing feed of that data, governed by display rules, that you're allowed to show on a consumer website. Same listings — one is the agent tool, the other is what your buyers get to browse.
The full IDX process — and where we take it off your plate
Getting IDX live involves your MLS, your broker, and a technical connection. Agents get stuck because it's paperwork and code. Here's the whole path — we run every step for you:
- 1Confirm MLS membership & board. You (or your broker) are a member of the MLS — HAR, NTREIS, ACTRIS, or your local board. We confirm which one and its IDX rules.
- 2Request IDX / broker access. Each board requires an IDX application and, usually, your broker's written authorization to display the feed. We prepare and submit it.
- 3Get the feed approved & keys issued. The MLS approves the request and issues feed credentials (RETS/RESO). This is the gate that stalls DIY attempts — we manage the back-and-forth.
- 4Connect & configure the platform. We wire the approved feed into your IDX platform and configure display compliance (required disclaimers, brokerage attribution, opt-out listings).
- 5Design, launch & keep it compliant. We build the custom search, map, and neighborhood pages around it, launch, and monitor the sync + compliance so it stays healthy.

What is an IDX website?

How does the MLS sync actually work?
Your MLS provides a data feed (via RETS or the newer RESO Web API). We connect an IDX platform to that feed, and it pulls fresh listing data on a schedule — typically every 15 minutes to a few hours depending on the board. New listings, price changes, photos, and status updates (pending/sold) flow in automatically. You never manually enter a listing; the feed keeps everything current.
Do I have to set up the IDX approval myself?
No — that's the part most agents dread, and we handle it end-to-end. We help you request IDX/broker access from your MLS, complete the board's IDX application and agreements, get your broker's authorization where required, connect the approved feed, and configure display compliance. You get a working home-search site without wrestling the paperwork.
Can I use any IDX provider, or are you locked to one?
You're not locked in. We work with the major IDX providers (IDX Broker, iHomefinder, Showcase IDX, Realtyna, and others) and can also build on RESO Web API feeds directly. We recommend the best fit for your MLS, budget, and design goals — and because we build the site custom around it, you're never stuck with an ugly cookie-cutter widget.
Will an IDX website help me rank on Google?
It can, when it's built right. Generic IDX widgets often hide listings behind JavaScript that Google can't read. We build server-rendered neighborhood and community pages, proper schema, fast load times, and a real content strategy — so your site ranks for searches like "homes for sale in [your area]" and brings in organic leads.
